Amazing to me that, when I type the year, it is now in the tens. I guess remembering back, it should not be unfamiliar
to me as before 2000 I wrote 1999, but it just seems so odd not to write 200?.

Real Estate is a Blast! I love working with my husband, and I love working with my co-workers. I started
this site I believe in 2000. I have not been actively maintaining this site for years, but I am going to give it another try.
Everybody seems to be Blogging, and I already have this web site from before, so I thought I would utilize what I have already
worked on.

We attended the Get Motivated Seminar,OKC, OK, the $49 Seminar for James
Smith where Ryan Smith was the main speaker along with other speakers, plus the $4,000, 3 day Real Estate Workshop/Seminar.
First of all, My family would like to thank Ryan Smith and James Smith,
for Ryan's compassion and kindness shown to me and my family. We hope to be able to repay your kindness someday by paying
it forward after implementing the skills learned from the 3 day Real Estate Workshop. We have started looking for properties
that would fit our situation.
The Get Motivated Seminar is truly exactly what the title implies. My husband
and I were almost to the point of not even caring about anything anymore. We had pretty much given up. We are an older couple
in our 50'S., and after a career in the military; My husband is a retired officer, and he spent 11 years trying to climb the
ladder in corporate America. Phill spun his wheels 11 years ,and then he was laid off. My husband is a hard worker not a slacker.
I believe he was let go due to his age, and that he was one of the better paid managers due to his experience. You know .
. .- hire a younger candidate with less experience pay him $20,000 less a year; anyway due to lack of work to cover our bills,
we pretty much had given up hope. We are still down and out, but we do have hope.
We left the Get Motivated Seminar with hope that maybe it was not all over
yet. We live for our children gave them everything we could and still are, and we are and were drained, financially and mentally
drained. Our savings account drained, everything drained.
And then the Get Motivated Seminar and the James Smith Company came into
our lives. The spark of hope was lit in the Get Motived Seminar and the Fire was ignited with the James Smith Company.
And Ryan was instrumental in fanning the flame to motivate our lost hope
and zeal.
Phill once again after being beaten down by life is zealous to accomplish
success. We still have no money, but we have hope and a ton of possibilities! We are excited about our future. Phill, Josh,
& I plan to somehow form a llc.
We hope to attend more seminars in the future. If we could, We Would purchase
the M5 without reservation. Too bad they don't let you make the money and then pay them, but that is not how the real world
works.
Seriously, I found Ryan to be a Beautiful young person inside as well as
out. Sure he makes mistakes, but who doesn't. We all make mistakes. I thought Ryan and family, but especially Ryan, to be
genuine and caring and even be a sweet, kind, young person.
Ryan pushed our ship towards success. We are not there yet, but I have every
confidence that we will be.
The only regret I do have is that I do not have the funds to purchase the
M5 with the added training and products I know we would attain our goals. I would never in my wildest dreams dream that we
could make 5 million in 5 years, but they have us dreaming it, and you can not buy that. Dreams are inspired not bought, so
A Huge Thank You to Ryan and the James Smith Family for the flame that was once smothered out by life in general.

I recently attended a 1031
Tax Exchange Class. The Instructor was Carmine DiFulvio. It was a very informative class sponsored by First American Title.
I would encourage all investors, REALTORS, people buying and selling real estate to learn about the 1031 Tax Deferred Exchanges.
I am at the infant stage of learning regarding this topic, but I learned enough to know that it would be very beneficial for
me to assist my potential clients or investors, if I were an expert knowledgeable in this field of information.
Some
things I learned.
What is investment property?
Personal residence does not qualify.
Effective
for exchanges after March 10th, 2008.
A vacation home qualifies if 1. own the home for at least 24 months.
2. Rent it for at least 14 days for each 12 month period, and 3. no more than the greater of 14 days per year or 10 % of personal
use of the property.
Property must be in the USA.
45 day Identification Period / 180 day Exchange
Period.
The following are my words. I learned Reverse exchange is when property is bought first, and then
the investment is sold.
Investors can not hold title to both properties at the same time, but if I learned
this correctly, A LLC can be created for each property. Create a LLC for each separate property.

Theresa, I am glad that you found the class beneficial in your business. The 1031 Exchange is an important
part of the real estate process. As far as the Reverse Exchange, just to clarify, the Qualified Intermediary would create
the LLC to hold title to one of the properties, not the investor. We hold title to the replacement property under the LLC
until the investor sells their relinquished property. At that point, we can transfer ownership of the LLC to our investor
or we can transfer the property via deed. If you have any other questions, feel free to call me at

from 9AM to 12PM, I attended a 1/2 day seminair on the Topic of HUD Internet Bidding, Contracts, and REO’s. This is
the second time I have taken Mary Berry’s class on HUD Bidding and Contracts. It is a very informative, fast paced class
filled with a lot of information. Mary also touched on the topic of short sales. I plan to take this class as often as I can.
There was a broker there who had taken every HUD class Mary had instructed except for a few exceptions. I think I will follow
in his suite. I plan to attend the next HUD class Marry schedules at OKCMAR.
Also I wanted to make
mention of remembering those we lost in the Twin Towers and all those involved, who lost their lives during the attack on
our nation on 9.11. We Remember and will not forget. The nation cried when we lost you, and we do still morn the loss of you.
